JOB SUMMARY OVERVIEW

This is a skilled position in which the employee is responsible for the maintenance and vacated apartment turns of the apartment complex.

REPORTS TO

This position reports to the apartment manager

WORK EXPECTATIONS

Essential duties include but are not limited to:

Promote a positive and safe work environment

Basic electrical, plumbing, carpentry, and painting of the apartment community

Repairing and treating apartment structures such as showers, sinks, appliances, doors/cabinets, walls, and building exteriors

Make units ready for move-ins

Emergency maintenance as needed

Schedule and complete preventative maintenance program

Pool maintenance

Work with other maintenance personnel to coordinate with special projects as directed

Rotating on call and weekend hours

RESIDENTIAL PROPERTY MANAGER

QUALIFICATIONS

Leasing, 1 year (Preferred)

JOB SUMMARY OVERVIEW

Residential Property Manager is a management position in which the employee is responsible for the management of residential real estate properties. Performance of the following duties personally or through associate employees is expected.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Maximizing the value of the property with systemized operations, uphold high occupancy thresholds, carry out company policy and procedures, and create an environment with resident and employee relations.

Marketing and/or leasing efforts of residential properties. Creation of the marketing strategy and undertake the marketing efforts to improve traffic to the properties and strengthen the properties’ market position.

Supervise site employees, including maintenance, and grounds personnel. Perform supervisory responsibilities in accordance with the company’s policies and applicable laws. Responsibilities to include planning, assigning, and directing work related to the properties. Be a positive example while providing direction, motivation, and objectives for their associated personnel.

Provide collection activities, including collection of rents, billing for service fees, and legal activity associated with collection of past due rents or fees. Post rent checks to resident accounts and keep accurate records of all bank deposits.

Communicate with the residents on a regular basis. Work closely with tenants, handling complaints and solving problems, attend meetings with tenants when appropriate. Generate work orders and monitor progression towards completion in a consistent and timely manner. Maintain a consistently strong customer service orientation by fostering respect and good will with all tenants.

Develop and overseeing a preventative maintenance program with the maintenance personnel. Schedule routine maintenance and follow up on maintenance requests from tenants.

Supervise all outside contractors working on the property, including resident notifications and scheduling of the work.

Provide weekly property inspections as directed, making work orders on items that need to be addressed by the maintenance personnel in a timely manner. Follow up on these work orders on a consistent basis and generate a status report at the end of the month. Help ensure that all residents are provided with a safe, clean and well-maintained environment.

Respond to and be available to assist in all emergencies at the property. Assist Krueger Development’s office with insurance claims and follow up on restoration of damaged properties.

Coordinate all resident move in or move out dates with maintenance personnel. Provide new residents with a move-in informational package that contains information about the properties and a set of the rules and regulations. Help maintain complete files for all units.

Assist with the eviction of tenants in compliance with a court order and directions from a lawyer and your supervisor.

Be willing and available to attend continuing education courses and seminars on topics relating to property management, real estate and related areas as directed. support community activities and functions

All other duties as assigned by your supervisor.

EDUCATION and/or EXPERIENCE

High School Diploma or equivalent required. Two to five years related experience and/or training in residential property management experience is recommended and/or preferred. Ability to handle multiple tasks and a professional presentation in appearance and demeanor is a requirement. Good understanding of sales and marketing concepts and the ability to develop, implement, and evaluate marketing plans helpful.

LANGUAGE SKILLS

Professional communication and interpersonal skills are required. Should be able to read and interpret documents such as safety rules, operating/maintenance instructions, and procedure manuals; write routine reports and correspondence; and speak effectively before groups of residents or employees of Krueger Development.

MATHEMATICAL SKILLS

Capacity to keep records of financial transactions of the properties and be able to combine the various charges set forth as part of the lease agreement.

REASONING ABILITY

Must be able to think and react professionally under pressure while staying within the company’s policies and applicable laws.

COMPUTER SKILLS

Must be computer literate with fluency in common word processing and spreadsheet programs. Knowledge of other accounting/property management programs is helpful. On the job training of the Yardi and RentCafe property management software is expected.

WORK CONDITIONS

While performing the duties of this job, the employee is frequently required to communicate with and listen and respond to the concerns of residents. The employee must regularly make rounds on the property to survey the work being done by other employees and observe the condition of the grounds and common areas of the property. The employee must frequently lift and/or move up to 10 pounds.

The employee will work in a business office environment with moderate noise levels from the use of computers, printers, and phones.

 

SKILLED CONSTRUCTION TECH

This is a skilled position in which employee is responsible for the building of structures and buildings, loading and unloading materials, working with concrete, machines, assisting carpenters, or any other construction jobs that may be assigned.

WORK EXPECTATIONS

Essential duties include but are not limited to:

Assist in building structures for business and construction sites

Remove trees and other construction debris as necessary

Pump concrete, grout, cement, sand, and/or plaster

Operate some small machinery

Assist in any other construction tasks assigned

SKILLS

Knowledge of the standard methods, materials, tools, and equipment used for construction jobs

Knowledge of the occupational hazards and safety precautions applicable to the work

Understand math functions and calculations involving fractions

Skill in the use and care of the tools and supplies related to the work

Ability to work with others

Maintain a professional and courteous manner

Ability to follow oral and written instructions

Be able to maintain effective and cooperative working relationships

EXPERIENCE
